Beach Company proposes alternate plan for Sgt. Jasper

After a series of rejections from the city’s Board of Architectural Review, Beach Company has proposed a new plan for the old Sergeant Jasper building on Broad Street.

The latest plan would involve renovating the interior of the existing building and developing the surrounding 4.2-acre property to include a five-story parking garage and a six-story mixed-use building with office and retail space. The proposed parking garage would sit at the center of the property, between the current Sergeant Jasper building and the mixed-use facility that would be constructed at the corner of Broad and Barre streets.

Beach Company has filed suit against the BAR following the board’s rejection of the company’s proposals to demolish the existing 150-foot-tall building and construct a new apartment complex in its place. The company’s original plan for the property, which included a 24-hour grocery store and more than 450 apartment units, drew a backlash from residents in nearby neighborhoods. A second proposal would have scrapped the grocery store in favor of a taller main tower with 80 residential units, approximately 118,000 square feet of office space, and 40,350 square feet of neighborhood retail. BAR ultimately rejected this plan after a height reduction was proposed for the new tower.

“We stand behind the design submitted to the BAR on June 3, which complies with existing zoning restrictions and is an appropriate addition to the Charleston peninsula,” the company said in a statement released Monday. “However, pending the outcome of the appeal, we continue to explore our options and prefer to have alternate plans in place to mitigate the loss of time and revenue associated with the redevelopment of the site.”
